See, this is why i my last post got taken out of perspective and I came across in the wrong manner. Its Slicks ignorant response, like he knows me and what I do.

Slick, I dont live there or do developments in a small northern BC village. I have a place there and keep my snowmobiles there. I live in the US, and on my own have been doing developments for 5 years. prior to that I have worked with my family on very large developments for the past 30 years of my life. 90% of our developments are bought out by national builders. names you would see on tv. Experience is all I have bright guy..

You know nothing about me slick. My issues with real estate agents are not becuase I am not making money. My issues with them, is that most (not all) are extremely lazy people who have been taking advantage of the good times. They are people that have no work ethic is my eyes.

There are a handful of great agents out there, and those agents are very special and skilled people. Those are the only people we will deal with. I have no respect for people to dont work hard!!

Hell anyone can become a realtor.. I even have my realtor lisence. read some books, sits through some classes, then take a test.. What a hard week that was in my life.


Ahh, now I get it. Your a family developer. Been there, seen that. Where was the land that your Dad or Mom owned ? Its probably more evident now to everyone how you became so self absorbed, always a bit easier when you can just take something over. Am I close ?
And you can get as fired up as you want, talk about ignorant comments. You try to come across as someone who has consideration for others, bull$hit, your ignorant comments generalizing all Realtors and their qualifications show your lack of respect for that industry and shows your true colors. You started this crap with your demeaning self gratifying comments so don't get all pi$$y and full of yourself when someone stands up for the industry you obviously don't understand.
And good for x-rated and the few who are patting you on the head making nice, I really could give a rats a$$ what you think, you're certainly not one to consider what others think before beaking off, so I'm sure can handle being treated in the same way. If not, tough, grow up.
That week of school must have been hell, especially since you already know everything.
 
I dont mind the "realtors dont know chit" comments...It makes me smile when my wife comes home (shes a escrow closer) and says "you wouldnt believe this dumb azz buyer that just bought a home from a FSBO" It is generally followed up by "can you believe the attorney that wrote it didnt even...." It just goes to show the people that are in this business just may know how to protect the buyer against alot of un-forseen circumstances to the person that is making there 1st 2nd or even 5th deal of there life.

The one comment I WILL agree with that he said here was..."Realtors have gotten lazy and I will only deal with the good ones" This is true in any field when times are good they did have to just be order takers, but as time goes on the bad ones travel on only leaving the cream of the crop to rise to the top.

Realtors know the markets and know contracts, and they give away information and drive people around for 0.00$ and ONLY get paid when they put something together. Then to hear the buyer whine about how much commision they paid out when in reality it was the sellers $.

As times get tough here you as a buyer may hold the cards over sellers however, your dislike of realtors will change when you have to sell your property only to find an un-forgiving market and you will have your liimited # of marketing tools. You will in-evitably be submissive to the realtor again as a seller and I hope you find value in what they do after they actually get your property sold when you couldnt....but knowing you from your comments you will no doubt still be spouting about how much you got ripped off.
 
Don't let the bank tell you what you can afford. That is why so many peopel are in the bad situation they are in. Get a payment that you know you can afford. If you go off the bank, you will be house poor and all your money will go to your house payment. Dont forget taxes and insurance either when calculating a payment.
 
I have never bought a house or anything like that, but I have read lots of finance books. They say that you should be able to put 10-20% down for a down payment.
 
I got pre-approved for $180,000 last year from Wells Fargo ... I didn't have as much debt then, as now I have a truck and 4 wheeler payment I didn't back then, however, I'm also taking home more pay now than I was back then by a pretty decent amount ... I don't think I'll have any trouble getting pre-approved, my credit score is pretty good.
The home loan business now is a different beast, you probably won't get approved for anywhere near what you got last year.
That would be the first thing for sure.

You are correct ammundo there stud, it wouldn't matter. Your total disrespect for that industry that does actually assist a lot of people is in print for all to see, some don't need the help, good for them, why pay for something you don't need.
Maybe get your head out of your backside and you'll figure out how to make it work for ya, or shut up and go on about your own business if you choose to not utilize their services.
Now if you want to start a comparo between what Realtors do to earn their income and what developers do , I imagine that would be an interesting thread, but I don't expect you'd be jumping into that to quick ??????
 
Ok Slick.. your the best realestate agent on earth. good for you. you passed the week long course and have moved up the ladder! but you obviously dont know anything about the type of hurdles involved in doing the type of developments we do. You want to start a thread, go for it. your life is cake compared to what we deal with each and every day.

If your one of the hard working agents out there, then great on you.

My inital post was basically stating, dont rely on an agent, because you will find and see pretty much what all agents can see if you look yourself.

obviously there needs to be realtors involved in the final sales. They have listing agreements and such. I would deal with a realtor when it came time to put a contract together if it was listed by an agent.. and as I stated in my first post, it would be someone young with a drive to achive and work hard that should earn it.

I wasnt saying go buy a home without one at all. just that to find that perfect home, you will be better off looking yourself. search the web, papers, mags. look look look. thats how your gonna find that perfect home. To rely on someone like a realtor to spend every second of thier day to find you your perfect home is just not realistic in my mind. And to tell you the truth, the agents I know tell me all the time, that the deals come to them. people call them and ask about a certain property or home most of the time.
 
Well, I realize you have a right to your opinion, but in the majority of cases you're dead wrong. With your scenario these folks will have to quit work, and spend full time searching all the different avenues available to them.
Use the system already set up folks, create a relationship you trust with a Realtor who is experienced and knowledgeable about your market, you'll then have far easier access to all the new listings, and you'll hear about them before they're sold, not just after if you don't happen to drive by and see the sign.
Most people who insist you should buy privately say its to save the commission, most people who sell privately say its to save the commission, and trust me, neither wants to only save half. You'll usually find the homes priced basically the same as the listed properties. Usually thats because the seller has had a Realtor over to do an evaluation to determine actual value. Quite often you'll save nothing as the seller pays the fee anyways, and without access to comparable properties to help you make a good decision, quite often buyers will actually overpay for homes without proper professional representation. And you bet there are lots of bad choices in Realtors, but you know what, its almost always common knowledge who they are, so do your homework and the home buying experience can be a lot of fun and end up a really positive experience.

Well maybe you were lazy in searching out your Realtor. I am a Realtor and have been for some time now. I probably slip and fall and outwork alot of you arm chair realtors. You can't make a 100k + and be lazy! We work for ourselves. I get up and make myslef go to work, not the man signing my cheques.
Your realtor is only going to be as good as your selection process, no different then the lazy cop, mechanic, doctor and so on and so on. Careful how you fling the shat on a profession, cause the road goes both ways fellas. You may have had bad expierences in tha past but that doesn't speak for all Realtors.:beer;:beer;
 
To all that value a Realtor you have already seen the true value.
To those who think Realtors are a waste/cost too much just remember that when you sell something and make that profit. A good Realtor will always make you more money then they cost you. Play your cards right and a good Realtor can make you lots and lots of money, kind of like a good accountant, bookkeeper, banker!!

sure you can. depending on the market. I never said ALL were lazy. I know a few that are very good hard working respectible people. you may very well be one of them.

What I dont get is why you guys are defending them so much. If I were you, and a hard worker, I would be saying thie. "Yeah, most are lazy, but I work very hard. hire me. not them."
 
Because we have respect and consideration for others, even if we disagree with the way they do things.
Thats what professionals do. Pay attention, its fairly obvious you need the help. Back-stabbing and criticizing associates is not a quality that will gain you much longevity or sustained success in any industry, yes, even land development.
