Where to live in Denver area????

Hey guys, I'm looking at a possible relocation to the Denver area for work. Where's the best areas to live ie, low crime and all the things that come with that, realistic property values, would like to be a little out of town if possible. Also easiest access to the mountains for good riding.

Denver is HUGE.
Where at in the denver area will you be working??
What kind of commute are you willing to take?
 
good luck...but it will never be the Lakes area.

That's true but it's still a big step up from Ft. Worth and a stepping stone to getting back to Brainerd. It will be cool to be able to go Mtn Riding nearly every weekend though:D and Elk hunting in the fall.

Ollie - the only stipulation is I need to live within 100 miles of the Airport so I'm pretty open. (company vehicles and gas are a great thing!!) Also the majority of the work travel will be driving up into the Coal areas of the Powder river basin between Denver, Gillete, and Alliance, NE. The reason for denver is it's central location on our system as to allow for more driving than air travel but still being near a major airport for winter travel to areas that aren't frozen.
 
I'm out in littleton, southwest side of hte denver metro area. Can hit the mountains in an hour, good riding in 1.5-2hrs. Snowies are straight north. Keep going south from littleton and you'll get into some pretty rural areas.

100mi from DIA should be real easy to find a nice place.
 
Also what are the property taxes like there on say a 150 K house? That's what kicks my butt in TX. sure there's no state income tax but the property taxes are just under 4% of home value per year? I paid 126 for the house I have now and my property taxes for 08 are $4200.
 
On the MLS searches online there's a ton of what look like nice homes in Greeley. What's that area like? Typical suburb? would like more rural but not having much luck with the MLS searches right now.

I live just south of greeley in a little town called milliken.
The johnstown/milliken areas are real nice. New homes abound around here for 140k+. My house taxes run around 1200 a year on a 230k home.
230k will get you a half acre, 3 car garage and a 2700 square foot house.

Snowies is 2.5 hours from here to unloaded. Crime is pretty much unheard of around here (but if the dog doesn't stop laying in the road I will run over the SOB).
On the down side, we got our first stop light a year ago. Towns starting to get too big.

I'm probably looking for a 3-4br say 1500 to 2000 sqft I would like to stay @150K or in that area since I like toys too much. I'm single w/no kids so I would even consider a 2 br but want to stay in at least a 3 for resale value as I don't plan on staying for the long term. I would give up a third or forth bedroom for a third or fourth garage stall any day though. Right now I've got a 4 br @ 1900 sq ft and its way too big for just me but the price was right and I was thinking the resale thing over and above the rest but the $800 payment went to $1200 with the Property taxes so I would like to trim that down a little if possible.

Once agian thanks for the info and I'll be looking forward to maybe meeting a few of you guys on here for some riding this winter:beer;

The simple fact that Mule lives Littleton, is enough reason to stay away!!!!!!!

Mostly, cuz he has all the women wrapped up!!!:)
 
I live in Lakewood. EASY access to the mtns. Near Belmar where there are a lot of hot chicks. Close enough to the city but far enough out. Housing prices are not as affordable as Greeley but cheaper than Denver. I bought a house a year ago and split the house and rented it to a fellow rider, which made it affordable for me.
 
Greeley is not in the denver area. It's probably an hour away. You could buy a house there, but you'd never be able to sell it in this economy. They overbuilt a few years back, and there is a ton of inventory in the area.

I would go with lakewood/golden area if you want mountain access. I live in Broomfield, the northernmost 'burb. I like it there. It seems more relaxed than the south side of town.

My general real estate advice is this: Go with a lesser house in a good area rather than a big house in a newer or less desireable area. The desireable areas in the metro area are appreciating. The less desireable areas are depreciating right now. Also, dont buy a condo. You couldnt give it away if you wanted to move.

I dont think $150 will buy you much house. You could probably find a decent fix up for that price. Check out REcolorado.com. It is an excellent resource. I can get you contact info for a realtor I've used for fix and flip projects. He can probably help you find something (not just fix ups). PM me if interested.

Arvada/wheat ridge - west side of town, slightly more expensive than average metro prices, good investment, in my opinion
Aurora - east side of town, cheap, murder capital of colorado, bad investment
Boulder - if expensive houses and pompous people are to you liking, boulder is for you. Good investment, though
Broomfield - north side of town, moderate prices, decent investment
Lakewood/golden - west side, moderate prices, good investment
Northglenn/thornton - north side, cheap, mediocre investment
Littleton - south side, moderate prices, decent investment
Denver proper - large variety, depends on area
Highland Ranch - south side, overbuilt, bad investment
Louisville/superior - west side by boulder, moderate to high prices, decent investment
Longmont - probably worth looking at, 30 minutes from the edge of town, higher prices, mediocre investment(also overbuilt), I used to live there. It seems more relaxed than the denver area.
Brighton, strasburg, other areas east of town - cheap and overbuilt, long trip to mountains
