ISLAND PARK; STONEGATE

Hello folks,

Hope riding has been good up your way.

I am researching a piece of property in Island Park, located in a community called Stonegate. Anyway, it is a finished abode that would primarily be a place for family members to have some fun sledding and hunting. There is a second property in contention in an area called Dixie. I have not yet visited either area. Both homes are newer places with modern convinces for my antiquated body, after having fun riding for the day.

My question to anyone who might have an "opinion" is, "what are the pro's and cons of property located at or near those locations". I have noticed property taxes for Island Park seem much higher then in other parts of Idaho. Am I right?

I sure hope someone has an "opinion" as I am planning a trip to check both out.

Island Park Taxes

According to census records IP had 287 full time residents in 2008.
In 2000 it 425 Residences
The average county property tax in Idaho is 1.010%. Fremont County is 0.672%.

Cabin rentals do not have to collect bed tax like a hotel does. On top of that most cabin renters will bring most of their supplies with them rather than buying stuff all locally.

There are not alot of businesses to generate sales tax revenue. It isn't a barren wasteland but look at the amount of businesses in relation to the size of IP. 26 mile main street and what 5 gas stations?
Correct me if I'm wrong 4 maybe 5 restaurants.
and about that many hotels.

There aren't alot of clothing, parts stores or other business in relation to residential dwellings. Also those residential dwellings arent full time residences.

Commercial taxation revenue isn't where the city of IP is going to make any of its money its in Property Taxes.

Then add onto all of that the expenses of plowing and other services that are provided. Everything is spread out with very little concentration of population density.

I am not an economic analyst but The money has to come from somewhere and its property taxes and levies from Island Park.

We rode by Stonegate last week. Some damn nice looking places in there. I've never heard of Dixie before.

You're going to have a cabin warming party for all the Snowesters that provided feedback, right? ;)
 
If your riding a Doo, come on in and enjoy a warm fire and an adult beverage. All others are welcome but BYOB and some kindling....

I jest of course, kindling would be on me! Thank you much for the input though.
