If you live in Western Wa and have not heard about this, the HH dam protects Auburn, Kent, Renton and Tukwila from flooding. Built in 1961. Just google it.

Each one of my neighbors' insurance companies have solicited them to add flooding coverage to their existing policies. My wife wants us to. The problem I have with this is: 1) we live smack dab on top of the east hill. 2) why would a insurance company solicit you if it was so imminent, why would they WANT to pay out piles of money in claims?
The reason they told my wife is that if/when that dam "bursts" (LOL, like in the movies) the sewage from lower elevations can shoot up into your house and if that is caused by a "flood" then you won't be covered under existing policy.

Opinions!!!!! Please!!!
 
I doubt that they think that the dam is going to fail. IMO, they are just trying another way to boost policy sales. It is the agents goal afterall.

If I was in the valley, I may consider it, but not here on the hill. The sewer apparantly could do that, but I don't buy it. They are asking about $500 bucks for insurance and you have a 30 day waiting period before it is active. That valve option is interesting.

The dam isn't going to burst, in fact extremely unlikely to fail at all, but they will not use the top 51 feet of the dam, so if it is at that level and it rains like crazy, they whole stream will be let go instead of the dam trying to take the surge.

I am glad I am not in the valley by the Green River.

The city of auburn is sponsoring an open forum about the dam in a week or two also.
Lynn, I think the agent is trying to boost revenue on the fear factor. I don't much about the sewer systom but I don't see how it could back up like that.

I know about the forum at GR college coming up. However I will be in AK looking at a couple jobs we have coming up. So, are you going to attend?

The check valve idea is indeed interesting.

I agree with the cashing in on the fear issue.
 
like you I am glad I live on a hill and not to worried about it, I am a bit worried about my tools at work in Auburn. but I guess if it happens they will dry out
 
UR fine on the East Hill. Those in the valley should be very worried about this latest threat. I've seen dead salmon in the Southcenter parking lot back late '70's.



so much has changed since...........your not really safe on the "east hill " hello hill top Two....LOL......and what you find dead in the southcenter parking lots,,,,,,,,is much different..........:eek:
 
you can add onto your home policy to cover sewer back ups....at least that's what we did in MN.

Normal homeowners won't cover that.
 
I dont live in this area, but is there something we are missing.

The Governor was meeting politicians from King County today in reference a possible spring time flood issue along with future evacuation plans for King County residences.

What gives.

If I bought into all the insurance companies BS besides basic coverage (which should cover anything that could happen to my home) I would have Incidental meteor strike, space station, alien incursion, hurricane, tornado (yes I'm sure there's a difference) land slide, train derailment (I'm 5 miles from the nearest rails but you never know) flood, earthquake oh yes don't forget acts of nature. POS insurance companies one and all!!!

And you know not one would be covered, because you can't have an incidental meteor strike...it's an act of god and that's just not covered.....:eek::D
 
"sudden and immediate" is the term they used for me when I called with a water leak.

In 15 years and zero claims with Allstate, my house had a leaky pipe in the wall upstairs. It leaked onto the kitchen ceiling. One moring there was a 3' x 5' section ready to fall onto the kitchen floor. Called Allstate and they told me it would not be covered and I should take care of the repairs of pocket. The reason it would not be covered was because it happened over a period of time and was not sudden and immediate. I promptly responded that it was very sudden and immediate that morning when our a whole sheet of soggy sheet rock was ready to crash to the floor. So, I took care of it out of pocket and currently shopping for a new company. Also have plexi-glass plate for all the walls that have water pipes in them so I can keep an eye on them.

Then have the nerve to try and sell me flood insurance when I live on a hill, 550' from the valley floor.
