Got some questions about hard wood?

OK now that you opened this I need some advice. I just put down 600 sq of oak select 2.25 t and g hardwood unfinished. Great stuff but i put it over a existing t and g 100 year old house floor. This caused some slight "buckle" high spots. Not many but not as nice as if laid over a new flat 4 x 8 subfloor.

Anyway how to best finish this? What will mill a floor flat better...drum, or belt floor sander. I am leaning on belt due to its ease of changing paper and the best results without gouging. What do you pro's say?

Also with a new floor should I start with 20 grit?

Also how long should I expect to sand this floor? will one day do it? just trying to see about the rentals.


I am planning on renting main sander, edger and a ezv orbital for final sanding at 100 grit.


ALso whats best finishes to use???
 
I rented the sanders thru Home Depot.

Done about 10 floors in my lifetime.

Dont like belt sanders cause they will "gouge" eat" the floor too easy.
And a torn belt can hurt the deck.

I used scrub pads like greenes on the wood with a machine that uses a circular motion to sand.

Went with the coarse then less coarse but not the fine pad Since too fine and some sealants won't soak in.

For topcoat I like an oil based unless you know water will never go on the wood.

Used both water based and oil based.

Oil based tends to scratch easier and water based will discolor with water on it overnight.

Since everything is now "low VOX" I am looking at commercial applications since the home products are weak when subjected to water.

To keep furniture from hurting the floor I bought a roll of "loop" velcro with adhesive on the back and put it on the bottom of all furniture. A roll is cheap like 1 inch wide and 15 yards for $20 on ebay.

If my wife would let me ... 2 part resin epoxy it like I do the outside decking but it smells too much when curing and tends to be very glossy / slippery.
 
I refinished a oak floor a couple of years ago. I had many cat piss stains to sand. I ended up using a hand held belt sander. A drum sander will cut deep and fast if your not experienced. I rented an 4 disc sander that was not too bad. You will not take out too much with one of those but you will also have to do a lot of sanding to get any amount of thickness taken down. I used the hand held in the piss areas then used the 4 disk to blend in after using the belt sander. Get double the disk you think you will need. One thing with 4 disc you will have to start course and gradually get finer so the swirls get taken out of grain. Good luck
