I've been fighting to get this closed for quite while now, wanted to do it in a way that allowed us to buy another one again later, so it's been difficult. They're not too easy to deal with these days on 2nd homes!

It's no beauty, but the land & location is KILLER!

The house is right at the top of the image, to the right of the road. The valley is right across from the house.


It's only 3.5 ac. but it's abutted by clear creek county sheep keep (kinda like open space in our basackwards little community) and a chunk of property belonging to a $1.9M house, so I'm not likely to have any new neighbors ever.

Went down to just one guest room, but it's much larger than the spare rooms in our other place, so you'll be more comfortable dizz. (I wouldn't want you to feel cramped:D)

The concrete porch is getting closed in by my guys as soon as the other work is done & the inspector goes away, that's what the steel studs are for.

For me, working in Summit or Grand, the location right by 70 is great, but I can't hear it over Mill Creek.
Good sledding is still very close, and the biking around the house is great.

Gotta some up with a use for the mine though, any ideas?

The property looks killer. You could set up a pretty decent archery 3D range. That still up there in the Empire area?
 
It's up Mill Creek road in Dumont, down the frontage road from the starbucks.
.8 from the frontage road, just enough to not hear anything.

It's simple enough.
We were both on our other house, but they look at two people about the same as one these days, they were giving us a hard time, so we dropped me from that house, refi'd as an FHA with just Abby, then I bought this one just on my name also as an FHA, but as a 203k streamline (refurb loan, cost of purchase plus cost of refurbishing). The idea is for us to show enough equity in a few years to each be able to buy 1 more, then go from there. If we had kept them together, this would have been much more difficult to do.

They don't want to deal with any risk right now, so they see risk everywhere.
It's a challenge to try to take advantage of the opportunities that are out there right now unless you have stacks of cash laying around.
We got this place for 180 after a new kitchen, bath & 100% solar, hard to turn down.

A buddy of mine is looking at a 2200 sq ft house in St. Mary's, nice place, $68k!!!
 
Sweet spot. Could always start another "secret family" in the mine and keep them gated in:eek:. lol err. That roof looks like it will need shoveling!

That was what I thought. I left the 30 inches of heavy on it last spring to see what would happen, it was good.
(I rented this place till I could close, we found phenomenal renters for the other one, so we had to make the move early)
 
Freeze/thaw pulling open the seams more than it coming down on ya. Keep the seams sealed regular and should be fine for many years.
 
Roof and mobile home coating is traditionally used. That's the brand name on the can of stuff I use to seal the seams on my alum. camper roof. It's a tar based product with fibered aluminum in it. Get it at home depot, etc. May be something more high tech out there now.

I like the haunted mine idea, it wouldn't take much to make it MORE creepy!!

I'm planning on putting a better dor over it & using it as a wine cellar & pantry, it's a ways from the house, but I've got to use it for something.

The entrance to the mine is a little narrow for a sled, but that might be fixable. That'd be a cool place to store them in the summer, they'd feel at home, it's cold in there...

Planning on being here for a few years till we find the next one, no big roots, but we like it so far. In a few years the rental market should be able to support the mortgage we have on it, we'll see.
