Rental home tenants skipped town, left belongings

A family friend of ours owns a rental home. The tenants got up and left town without notice, over 6 months ago and still haven't heard a word from them. We're assuming jail or on the run from something.

Where can we find information on how to prodece with there belongings. I'd assume after some amount of time they are forefit? Can be auctioned?

I'm hoping the items are forefit because ifs thats the case I can have the vechicles that they left behind, good stuff too...dump truck, f150, cadilac, and Jag.

Make sure there not stolen before you do anything. Run the vin numbers thru local police.
Contact the local attorney generals office. They will be able to tell you how long.

I think a lawyer is your only answer.

All state laws differ, I would want to check with the sheriff.

I was talking to the local locksmith & when he does forclosures for the banks the house is either trashed with all the good stuff gone or its as if the people just vanished & you can turn the key & live in the place.

He said his guess is the people could not face the neighbors while loading up their stuff so they just leave it.

Really it's kind of sad because for many the economy has hit bottom:(

It's refreshing to see a compassionate answer these days.
I half expected to see comments about keeping everything and "as long as no-one sees you it's all legal" and things like that.

Greens to ya.

my parents went through a similar situation a few years ago. my sisters X fiance left a 96 dodge indy ram (offical indy 500 pace truck) at their house. My parents talked to him and he said he was just going to let it get repo'd. Since it was on their property they started charging a storage fee and kept it locked up. After awhile the lien on the pickup was more than it was worth several times over. It took about 10 registered letters to the finance company to release the title instead of paying the bill to get their pickup back. Idaho law states that in this case a public auction has to be held, and advertised for 2 weeks before hand. After 2 weeks of an advertisement in the paper for a public auction at 6am on a sunday my parents went out in the front yard and at 6am opened the floor for bids on a 1996 dodge ram. I just happened to have a 100.00 absentee bid in my dads hand.

going once,

going twice,

SOLD for $100.00

:)

In your case I'd check with a lawyer but I assume it would be a similar fix to your problem.

Different issue, but if you have rental properties be sure to have the property checked for meth use both before and after tenants leave.
A guy here at work ran into this issue and never had it checked before.
They darn near demolished the house and condemed all of the belongings due to meth being present.

I would check with someone like these guys...http://www.oregonrentalhousing.com/ they should be able to point you in the right direction for the state of oregon. The laws are pretty laid out at least I know in MN they are.... being a Land Lord myself.

My guess is because of all the value of property they left it would be in there best interest to contact a lawyer. One little slip and they could be F'd. If everything is paid off and vacant on the property it would be the property owners now, but there is a bunch of legal steps you have to take first to become owner.

Cheers
Shawn
