Hey guys,

I'm getting ready to start shopping for real estate in the foothills/mountain areas of Colorado on the Denver side of things. I've found a lot of listings in the Red Feather and Livermore areas and was wondering what anybody knows about the area. Is it nice? close to riding areas? Politics, ect? any info is appreciated.

I'm looking for the nicest area (rural if possible) for my price range which is up to 200K Would love to get up by Kremmling or Granby but things seem a little pricey in that area for my budget. Any suggestions are appreciated.
 
Tough to find anything in that price range anywhere in Colorado. I would think that Kremmling ma be your best bet. There is still some relatively cheap stuff there. Also look at Oak Creek. Just outside of steamboat. Maybe Craig? Good luck...
 
I live up there/here in glacier view meadows mtn. subdivision. Real nice area in the foothills. Middle class working folks and retired. Some mansions but they are not the norm. Probably a buyers market. Your about an hour from Laramie, 1.5 hours to snowy range. A little over an hour to Cameron pass area riding. About a half hour to riding west of RFL. Not the best snow, but it's close. Buff pass about 2.5 hours and Rabbit Ears pass another hour past that. Ft. Collins is 50 minutes away and a nice town. College town, so a little liberal, but a healthy economy and not many dirtbags. Make sure you like rural living, cuz theirs not much up here for social entertainment and the groceries and gas are an hour away. RFL has a few establishments to eat/drink at, and a bait store and small grocery, but it's a good hour and 20 minutes to town from there. I love it up here, but I'm a hermit. Built a log home in 1998. Nice view of the snow caps, live in wooded area, neighbors are cool and hiking/fishing are right out the door. Not enough snow to ride on very often, but enough to feel like winter. Check the pics on my webpage below. The summer ones are from the area. Good luck!

Oak Creek is more expensive than Kremmling and Craig, is well, Craig. I think real estate is getting pretty pricey in Craig too. Craig is a closet community for Steamboat. You should see the line of vehicles streaming to and from that town in the mornings and evenings.

Kremmling is the most affordable and the closest to great riding. Unfortunately in Colorado the cost of property is elevated due the number of Ski areas that we have. Anything in Summit County is going to be unreasonably priced. Same goes for Eagle and Routt Counties.

Kremmling is a buyers market right now. Most of the houses have been on the market for a while and they aren't moving. I would look at all of the houses in the area that are in the ballpark and make an offer. Say you are looking at the house that is listed for 229k, offer 200k and see what they say. When I bought my house 4 yrs ago we talked him down 40k! All because he was tired of sitting on it and he didn't wanna rent it out and have somebody trash it. Give it a shot, worst they can do is say no. There is another house that has been totally remodeled and the garage is finished. The couple is going through a terrible divorce and they might take any offer that is within 20-25k of the list price.
 
I'm deffinately into the rural living, I grew up outside of a town of 500 people, so it's not new to me. I'm hoping that I can get into Kremmling I'm not sure how much of a buyers market there is but then again that's my realtor's job.

Yeah I'm thinking about trying that depending on the listing times and low-balling the crap out of it to see what happens. I'm not out to screw people over but I got a budget too and many people list their homes completely unreasonably.
 
Properties around here are sitting a long time so you might be able to get into something in your range.

It's called greed. There seems to be a lot of it lately. Peeps buying houses, doing hardly any improvements and trying to sell them for more than they are worth. It's unfortunate.

There is a house up the street from me that has been on the market for quite some too. It didn't show up in the Omni Listings that I sent you earlier. I think it's listed under High Country. But it has a huge shop in the back.
