Rabbit Ears Village

i inquired about buying one last year. Rabbit ears village is surrounded by private land. Their used to be an easment(sp?) to ride from the village up the pass but that is no longer in place.
 
If there was an easment for the property chances are it's still in tact. They are extremely hard to remove just because the property was sold doesn't mean the easment is no longer active. You may have to take them to court to get it back but chances are you will win. I was able to open mine back up after 15 years. 18 years is the cutoff.
 
HOA thinks they can do what ever the association desides to and just do it but in eagle they had one closed to foot and bike travel only and come to find out it is still a full access site. Which just happens to be the back side of belly ache ridge to the back side of Corridalia.

Might try a search on VRBO and filter for results with rabbit ears villiage in them??

I sent the HOA board members an email regarding rentals. I copied and pasted the info below from their site. It appears you can still ride from the houses. How far would it be to the Muddy Pass parking lot?

About Rabbit Ears Village

Rabbit Ears Village was founded in 1973, and is located just west of the Continental Divide in northwest Colorado.

The property consists of a total of 676 acres (see a map of the Village), and is surrounded on all sides by private land that has been placed under a conservation easement.

There are 147 lots in the Village, ranging in size from approximately 2 to 12 acres. In order to keep a natural and open environment, no fencing is allowed within the Village.

The Village offers many amenities to its property owners:
A 3,000 square foot lodge available for rental to property owners.
A fishing pond stocked with trout.
A picnic area at the top of the mountain overlooking the Village.

Interest in the Village has been increasing steadily over the last couple of years. There are new people purchasing lots, the construction of new homes is on the rise and the Village community is growing.

Can't be more than 5 miles or so along the road. That would be a great spot to have a little place.

Let us know what you find out. Would be nice if they have some short term/weekend rentals available.
