I bought a lot in Conifer and am looking for sub-contractors for that area. I don't need a General Contractor even though it appears that Jeffco will be a trip to deal with. May just have to pimp out the tall Blonde to deal with them.
Should have plans by the end of the week with projected start date around May 1st. Anyone servicing that area and wanting to give me a bid let me know and I will get you a set of plans. I built homes for many more years than I care to think about and don't want any mothers brothers cousins neighbors who once built a tree fort type of subs. This is my own home and I will be looking for references and looking at work done for others before I hire anyone. This home, though not the largest in the world will be very highly detailed both in and out with a lot of high end items throughout.
With the economy as it is and everyone crying they have no work I would expect this may work out for everybody.
One special sub I am going to need is a blaster as I do have a wee bit of rock to deal with. Let me know if you are interested. Thanks, Mark

Forgot, Also going to have a beautiful 4bdrm, 2 1/2 bath gorgeous home in Highlands Ranch for sale. Really nice home close to schools and a great neighborhood. $485 range.
 
Can't help with a contractor but I can confirm that JeffCo will be all you don't want them to be and more...
 
I'm a Conifer resident close to the yellow barn (you'll soon learn what that means if you don't already). All the work I've had done has been from local reviews, and have had great luck. Check out pinecam.com, which is our local site for pretty much everything, and you can look through the local business section for specific reviews.

Call John Stein. Forget the name of his company, but he's a residential GC in Bailey. I'm sure he would work as a sub as well. He built our 1st house in CO and I would not hesitate to use him again. The quality of his work is second to none and he stood by fixing a problem with the house, without issue. Actually went above and beyond with the repair.
The one issue was not an issue with quality of the work he self performed either, just a simple plumber's f-u.
I'm a residential home builder by trade (high end customs in the Chicago area) turned civil engineer, superintendent heavy highway heavy civil, so my expectations are definately greater than most.
You will be hard pressed to find a better builder in that area IMO.

Mark, we do commercial & residential Drywall, I'm the estimator & can help you out as much as possible on price. Also as an estimator/ PM I can probably help you fill in a few trades you're looking for & give an idea who is good to work with. Avoid Denver subs if possible (unless you know them of course!) even in places like Idaho springs which is close to the city they often don't perform as they put mountain jobs on the back burner or are scared of snow.

I've lost MANY days on schedules due to city subs that can't show up reliably.

Framing Sub

I would love to bid the framing and exterior trim. I have a few guys that work for me that I personally trained and framed countless custom homes with over the last 15 years that go above and beyond. They are like trim carpenters when it comes to framing except they are fast:)
This might not sound that impressive to all but they can literally cut a complex roof on the ground, boom it up and it fits perfectly.
I have a lot of experience with cold climate high efficiency building, especially in Jeffco. Built a few so called Net Zero Energy homes in Indian hills with energy bills around $50 for a 5,000sf home. Fun stuff.

if you haven't already been made aware of the jeffco Traffic Impact Fee, make sure you get the amount and figure it in your budget. just applied for a permit for a single family residence w/ a 3 car garage and get to write a check for $4458.00 before the permit will be released. zoning and building permit fees are additional......

go to www.scott-bilt.com and click on dreamhome. i would tell you the guys (gc's and subs) who have survived under the same company names are more than likely high quality guys and are now busy.

Where at in Conifer? My family has 500 acres up there and were one of the first to Homestead the area. It's a very nice place to live. And yeah, JEFFCO bldg Dept stinks. Major PITA.
 
You think Jeffco is a pain in the #%&*s, Have you seen the price of sheet goods lately? Still a ton of Homes underwater, that's where my money is. Why build new when there's still tons of homes for .50 on the dollar or less?

Yeah... with EVERYTHING going up hugely in price lately (and labor has taken a recent upswing as well), and the home market still being down I can't imagine building a new home right now... but if you want something that's not out there... in a place where it doesn't exist... get what you want!

Btw, Jan 1 2013 is the biggest price increase we've ever seen in our industry... While all the contractors are squeaking by... the materials MFG's are colluding on pricing & making sure that they're doing just fine.

I am well aware of material prices and have looked at a ton of homes. I too was of your opinion that I should buy rather than build. Pricing on some existing homes are attractive but not quite the savings you think they are when research is done. There are some great deals out there, if you want 5-10,000 sq. ft. Those homes are very far under water but I have had homes that big and no longer have an interest in them. Also a lot of those homes are not where I want to live.
I scored a lot in the Homestead area west/north of 285 for 42% of what the asking price was. Started looking 2 years ago and I thought they were nuts on their asking price, but then the bank holding the note on property called everybody who had looked at these lots a few months ago wanting offers. For the price I offered I thought it was the best deal I had seen. So good in fact I decided to buy the 2 adjacent lots. What is ironic, I just accepted offers on both of the additional lots I bought for quite a tidy little profit. Not sure what has happened but the interest in lots in there have suddenly gone through the roof. I am very happy with my decision.
My goal is not the largest home in there, in fact it may be one of the smallest, but it will have every bell and whistle and options I want with no steps, not even basement steps, it will have a frost wall and a radiant heated concrete floor, even the garage, and something I can stay in as long as I want. Moved two mothers out in recent years as they could not stay in there homes due to configurations. It would have been cheaper to hire a full time nurse rather than pay for extended living care, plus they would have been in familiar surroundings.
It fits where I want to live along with a gorgeous area close to everything but yet in the mountains. Access to Denver was important and besides the Tall Blonde really wanted it!

When I went to Jeffco I thought typical Gov. inspector bull****. Been dealing with similar types in WI them for years but they seemed even more of a pain. Sent the Tall Blonde in there later with questions and they were more than happy to get her everything she wanted. She is in sales and is very diplomatic. Morons!
This traffic impact fee was new to me and with a 4 car garage they want $6600 above and beyond permit fees. Gets a little pricey!

I hunt it. And we also lease it out to some fellows to pay the property taxes
