Denver/Boulder Peeps Ideal place to live

For everybody that is familiar with the Denver/Boulder area where do you think the best place to live and raise a family. a few criteria

45 min or less commute to Denver or Boulder
good school system
reasonable taxes (I now live in Jeffco Country, Lakewood)
Horse property
Light building restrictions. I want to build a monster steel garage.
House values from $350k - $550k
2+ acres
NO HOA's

Some areas I've found interesting are
- Broomfield (around i25 and 144th)
- Arvada West

I'm not really looking to move (still need to finish the current house) right now but just thinking ahead.
 
That's going to be a little tough....

I've always liked Quaker Acres (arvada area) over on the North side of West Woods golf course - between 72nd and 82nd and Quaker. May be tough in the price range but worth a look.

There are a *few* pockets in Broomfield - north east corner of 144th and Lowell area that may meet your requirements. Also worth a look in "Pony Estates" off (north side) 144th just west of Sheridan.

Watch getting on the east side of I-25 - you'll end up in the Brighton School district which is the main reason I moved from that area to Broomfield. The Broomfield Schools are tough to beat - as are the Arvada area schools.

So what gives? You planning to settle down and start a family???
 
I'm in Berthoud(west of town, below Carter Lake) in the exact neighborhood you described-with the exception of HOA fee's of $100.00 a month. We are here because of the Berthoud Schools. They rank very high every year. Boulder is 35 minutes and Denver is 45-1:00 hr. The house across the street is for sale with 5 bedrooms, over two acres, small barn/shelter for around $550,000. They are about 50g's high for what you get. If you get serious, shoot me a PM.
 
evergreen..

I live in evergreen it is a great lifestyle...

clear creek county is lax with building codes...jeffco not so much. Conifer/pine/bailey is much cheaper, but with all of the foreclosures in the evergreen area you could rob someone right now...schools are loaded with very rich, very spoiled kids but great teachers. I am startin a family and still havent had to selll any toys.....yet.

My little brother loves Castle Rock. All the conveniences of a city but you don't have to deal with a of the idiots from the city.
 
castle rock would be a little far. My company is in Boulder so i need to be somewhat close.

Evergreen has always interested me. Get's you closer to the mountains :)

Evergreen is nice but can get real congested, the streets are really small and there is a lot of tourist traffic there during the summer.
